Are all Next Estate properties listed on real estate portals such as ImmoScout24?

No. Many apartments offered by Next Estate are marketed exclusively through our own channels before appearing on public property portals. Some apartments are only shared with registered buyers, via our newsletter or during a pre-sale phase. This gives our clients early access to selected apartments for sale in Berlin.

Are exposé requests and viewings free of charge?

Yes. Exposé requests and property viewings with Next Estate are completely free of charge and non-binding. You can request detailed property information and arrange a viewing without any obligation.

When do I have to pay a brokerage fee when buying an apartment in Berlin?

A brokerage fee is generally only payable if you later purchase the property you inquired about. The amount of the buyer’s commission can always be found in the respective exposé or property listing.

Before receiving detailed property information or arranging a viewing, buyers are usually asked to confirm the brokerage agreement and acknowledge the right of withdrawal (“Widerruf”). This is a standard legal requirement in Germany for online real estate inquiries.

Important: Confirming the brokerage agreement or the withdrawal notice does not create any payment obligation. A commission only becomes due if you successfully purchase the property.

What is the typical process of buying an apartment in Berlin?

The process usually begins with an exposé request and a viewing appointment. If you are interested in purchasing the apartment afterwards, buyers typically submit a purchase offer together with a financing confirmation or proof of funds.

Next Estate then coordinates and moderates the negotiations between buyer and seller regarding the purchase price and terms of the transaction. Once both parties reach an agreement, the notary is instructed to prepare the draft purchase agreement.

After all open questions have been clarified and the financing has been finalised, the notarisation appointment takes place. Following the notarisation process and purchase price payment, the apartment is officially handed over to the buyer.

How can I receive new apartment offers in Berlin before they are publicly listed?

With every exposé request, you have the option to subscribe to our buyer newsletter and receive new apartment offers directly by email. Alternatively, simply click on “Create Search Profile” on this page and send us the key details of your property search in just a few clicks. This allows us to match you with suitable apartments for sale in Berlin more quickly.

How long does it take from signing the purchase agreement until the handover of the apartment?

In a typical property transaction in Germany, the period between signing the notarised purchase agreement and the handover of the apartment usually takes around 3–8 weeks. The exact timing depends on the fulfilment of the purchase price requirements (“Kaufpreisfälligkeitsvoraussetzungen”).

One important step is the registration of the “Auflassungsvormerkung” in the land register. In simple terms, this is a legal reservation in the land register securing the buyer’s right to acquire the property before the official ownership transfer is completed. Once all required conditions have been fulfilled, the notary confirms that the purchase price can be paid. After payment has been received, the apartment is handed over to the buyer.

What additional costs should I expect when buying property in Berlin?

In addition to the purchase price, buyers in Berlin typically pay:

1) Real estate transfer tax
2) Notary and land registry fees
3) Brokerage commission

Buyers should generally expect acquisition costs of approximately 9–12% in addition to the property price.

Can foreigners buy an apartment in Berlin?

Yes, international buyers are generally allowed to purchase property in Germany without any restrictions. Next Estate regularly supports international clients purchasing apartments in Berlin.
However, depending on the buyer’s country of residence, individual legal, banking or money transfer regulations may apply. We therefore recommend clarifying financing and payment-related questions at an early stage.

How should I prepare if I am planning to buy an apartment in Berlin?

Having a financing confirmation or proof of funds ready can significantly improve your chances when submitting an offer for a property, especially in competitive areas such as Prenzlauer Berg, Mitte or Friedrichshain-Kreuzberg.
