How is the value of my property determined?

Which documents are needed to sell an apartment?
To sell an apartment, documents such as the land register extract, declaration of division, energy certificate, business plan, service charge statements and minutes of owners’ meetings are usually required. If not all documents are available, we support you in obtaining them and can also coordinate with the property management where needed.

How long does it take to sell an apartment in Berlin?

What happens once a buyer has been found?
Once a qualified buyer has been found, we manage the entire closing process. This includes buyer qualification, price negotiation, coordination of the purchase agreement details, communication with the notary and preparation of the notary appointment. We also continue to support you after notarisation, for example with the handover of the property.
How much does it cost to sell an apartment in Berlin?

Do I have to pay tax when selling my apartment?
Whether tax is payable depends on the individual circumstances. A private sale may be subject to capital gains tax if the property is sold within ten years of purchase. However, exemptions may apply if the apartment was used exclusively for the owner’s own residential purposes or was occupied by the owner in the year of sale and the two preceding calendar years.
As tax treatment depends on the individual case, sellers should discuss their situation with a qualified tax advisor before completing the sale.
Can I sell my apartment if the mortgage has not yet been repaid?
Yes, an apartment can generally be sold even if an existing mortgage or land charge is still registered. The outstanding loan is usually repaid from the purchase price as part of the notarial transaction, and the bank provides the documents required to cancel the land charge.
Depending on the financing agreement, the bank may charge an early repayment fee. Sellers should contact their bank at an early stage to request the current outstanding balance and clarify any potential costs.
What happens if several buyers submit purchase offers?
If several qualified buyers submit offers, the seller decides how to proceed. In some cases, interested buyers may be asked to submit their best and final offer by a defined deadline.
The highest offer is not always automatically the best offer. Financing security, the proposed transaction timeline, conditions attached to the offer and the buyer’s overall reliability may also be relevant. Next Estate presents the offers transparently and supports the seller in selecting the most suitable buyer.
Is a purchase offer legally binding?
A written or verbal purchase offer does not usually create a legally binding sale of real estate in Germany. The sale generally becomes legally binding only when the purchase agreement has been notarised.
Nevertheless, an accepted offer forms the basis for instructing the notary and preparing the purchase agreement. Before the notary is instructed, Next Estate checks the buyer’s financing.
When will I receive the purchase price?
After notarisation, the notary checks whether all contractual requirements for payment have been fulfilled. These may include the registration of the priority notice, the receipt of required approvals and the preparation of documents for cancelling existing land charges.
Once these requirements have been met, the notary sends the buyer a purchase price due notice. The buyer then transfers the purchase price within the period specified in the agreement. In many cases, payment takes place several weeks after notarisation.
When is the apartment handed over to the buyer?
The apartment is usually handed over after the seller has received the full purchase price, unless the purchase agreement provides otherwise.
Can I sell my apartment if I do not live in Berlin?
Yes. Many parts of the sales process can be organised remotely. Documents can be exchanged digitally, appointments can be coordinated on your behalf and regular updates can be provided by telephone, email or video call.
During the handover, the condition of the apartment is documented, meter readings are recorded and all keys are transferred to the buyer. Next Estate can coordinate the appointment and prepare a detailed handover protocol.
