Description
Impressive loft with approx. 118 m² near Soho House: exposed brick walls - brick ceilings- high-quality equipment Embedded in the surrounding houses and accessed from Straßburger Straße, the former factory building is situated in an inner courtyard location, protected from street noise and passers-by. The courtyard entrance leads to the inner courtyard, which is divided into a green area and a paved area. There are some parking spaces, one of which is currently also rented by the owner of the offered apartment. It is under discussion to redesign the courtyard and further enclose it. The building was divided into apartments in 2004 and sold to individual owners. The loft offered here is located on the first floor and is accessible via the staircase. Generous ceiling heights, exposed brickwork and the cap ceilings typical of historic factory buildings in conjunction with the high-quality industrial parquet flooring and large windows create the typical loft flair. With an open plan 118 m², this unit is zoned into sleeping area with bathroom in the back and living/dining room with kitchen in the front. The living area facing the courtyard to the south / west offers plenty of space to set up a large seating area, home cinema and office. There would also be the possibility to separate a separate room from the now open-plan loft in this area. The built-in kitchen by leicht Küchen is set off in yellow and was recently upgraded with a black granite countertop and new electrical appliances. There is space for a large dining table next to the fitted kitchen, which is integrated into the living space. The rear area of the loft is ideal for the sleeping area. The skylight as well as the glass front with foldable, floor-to-ceiling window elements provide a pleasant incidence of light here. The ceiling in this area has recently been newly insulated and the skylight has been replaced. The large bathroom is also accessible from here. The interior bathroom convinces with its clear lines in combination with exposed brickwork. The floor-level shower and separate bathtub are complemented by the solid vanity, toilet and connections for washing machine and dryer. In the entrance area of the loft, a large storage room offers space for closets, household appliances and sports equipment. It would be possible to add a guest toilet or bathroom here or create a passageway to the current bathroom. There is sturdy industrial parquet flooring throughout the apartment, which has been painted black in the living/dining/kitchen area and recently sanded and varnished in the bedroom area. Treatment of the floor, as seen in the sleeping area, can be implemented without any problems. The house is heated by gas central heating. On the roof area there is an area for common use. A cellar compartment belongs to the apartment.
