While it may not be a determining factor in where to buy real-estate, it helps to understand exactly how Berlin functions and savy investors keep on top of local distinctive rental behavior and patterns.

The Berlin daily paper the Berliner Zeitung addressed this question in an article published today.

According to the newspaper, Berlin Mitte remains  one of most popular residential areas in the German capital. Here, apartment seekers must pay 31 % of their household net income for housing, quoting from the German Internet portal and Next-Estate partner ‚Immobilienscout24‘ .

The results are mainly based on the number of entries which have been entered by local Berliners looking for economical apartments on a single day, like students or young families.

The neighborhoods surrounding Mitte – Prenzlauer Berg and Friedrichshain – like Wedding and Neukölln –  were according to the Internet portal also popular for Berlin renters.

In the ranking of the ten most popular districts, Wedding ranked first. Here an average of 62 people entered searchs for an apartment, while in Neukölln it was 60 and Tempelhof 59 prospective interested renters per listing.

The article mentioned that renters are better off looking a bit further a field and going for larger apartments with more rooms because the small one-room apartments were the most popular and rent almost immediately.

People searching for apartments further east, like in Grünau, Pankow, Rahnsdorf and Marzahn, also had a much easier time finding accommodation.

Many Berlin renters who have no intention ever of leaving the city are starting to look for alternatives and as we wrote on this blog last month, Berlin renters are increasingly wanting to buy their own residences.
